MAADU™ ("MAADU," "we," "us") operates maadu.homes, a free tool that estimates whether a property in Beverly, Massachusetts can fit a backyard accessory dwelling unit (ADU). This policy explains what we collect and how we use it. We keep this short and plain on purpose.

What we collect

• The address you check. The address you type to get an estimate. We use it to look up public property records (from the City of Beverly's GIS) and to draw your estimate.
• Information you give us. If you request an on-site visit, the name, phone, and email you enter in the form.
• Usage data. Privacy-friendly analytics (page views and button clicks) via Vercel Web Analytics, which is cookieless and does not track you across other websites.
• Technical logs. Our servers briefly record basic request information (such as IP address and browser type) to keep the tool secure and prevent abuse.

How we use it

• To generate your feasibility estimate.
• To contact you about your ADU — only if you asked us to.
• To operate, secure, and improve the tool.

How we share it

We do not sell your information. We rely on a few service providers that process data on our behalf: Vercel (hosting and analytics), Slack (we receive a notification when you submit the form or run a search), Resend (email delivery, if used), and Google (Search Console and web fonts). Property information comes from the City of Beverly's public records.

Cookies

We don't use advertising or cross-site tracking cookies. Our analytics is cookieless.

Data retention

We keep contact information only as long as needed to follow up with you about your inquiry. Technical logs are short-lived.

Your choices

You can ask us to see or delete the information you've given us — just email the address below.

Children

This tool is not directed to anyone under 18.

We may update this policy; the effective date above reflects the latest version.
