By using maadu.homes (the "tool"), you agree to these terms. If you don't agree, please don't use the tool.
What MAADU is — and isn't
MAADU provides a free, automated screening estimate of whether an accessory dwelling unit (ADU) might fit a property, based on public records and general assumptions. It is not a survey, not engineering or architectural work, and not legal, financial, or tax advice. It does not guarantee that an ADU can be built, permitted, financed, or rented. Always confirm with a licensed professional and your local building and zoning departments before making decisions or spending money.
Estimates are estimates
Sizes, build costs, rents, loan terms, and returns shown are approximate and based on assumptions that change over time. Property data may contain errors of a few feet or more. Your actual results may differ significantly. Do not rely on these figures as the sole basis for any decision.
No warranty
The tool is provided "as is" and "as available," without warranties of any kind, express or implied, to the fullest extent permitted by law.
Limitation of liability
To the fullest extent permitted by law, MAADU and MDG Labs will not be liable for any damages arising from your use of, or reliance on, the tool or its estimates.
Acceptable use
Please use the tool fairly. Do not scrape it, run automated or bulk queries, attempt to overload or disrupt it, or use it in any way that violates the law.
No professional relationship
Using the tool, or requesting a visit, does not by itself create a professional, agency, or contractual relationship. Any engagement is formed only when agreed in writing.
Intellectual property
The MAADU™ name, logo, and the content of this site are owned by MDG Labs.
Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts.
Changes
We may update these terms; the effective date above reflects the latest version.
